Trio to take space in Wales 1 Business Park
Wales 1 Business Park continues to build on recent successes with three businesses signing-up to the scheme’s latest speculative building.
Appletree Nurseries, Subway and Sawyers Restaurant have all taken space with Unit 103, which has been speculatively developed by the owners of the Magor-based business park, the Charnwood Group.
Appletree Nurseries have taken the first floor of the building extending to 4,500 sq ft, and is the latest addition to their expanding nursery business with other nurseries in Cardiff and Swansea, which is shortly to open.
Sawyers Restaurant is a new American themed restaurant, with Magor being their first restaurant in the UK. They have taken a ground floor unit extending to 1,500 sq ft. Subway, the national sandwich bar operator, have taken a unit of 1,000 sq ft.
They join existing occupiers on the park in Madkatz, Monmouthshire County Council and a 127 bed Hampton by Hilton Hotel.
The business park has been master-planned by Charnwood to ultimately comprise over 260,000 sq ft (24,154 sq m) of office and associated accommodation. Since Charnwood purchased the site they have developed 102,000 sq ft.
James Davies of Charnwood Group said: “Wales 1 is at the gateway to South Wales and its position on the region’s main artery the M4 is second to none. We have taken a proactive approach, even during the recent economic downturn and have been delighted with the interest we have had in the business park and the occupiers we have attracted to date. “We are shortly to commence construction of another 4,500 sq ft building on site with further existing developments in the pipeline”.
Peter Buttle, of Appletree Nurseries, said: “We aim to provide conveniently located nurseries that provide the children in our care with a happy, safe and inspirational environment to play and learn.
“We have already established a solid customer base since opening our nursery at Wales 1 Business Park. The expansion of our business and opening our nursery in Magor is a significant achievement for us as we continue to grow and look for new sites.
Agents on Wales 1 are Savills, Alder King and Jenkins Best.
Gary Carver, director of office agency at Cardiff office of Savills said: “Wales 1’s location, being the first and last motorway exit before the Second Severn Crossing, means it is a strategic location and easily accessible from South Wales and Bristol”.
Owen Young, partner at Alder King said: “Wales 1 has seen a flurry of activity on site this year and Charnwood’s desire to develop the park continues to pay dividends. They are the only developer speculatively building on business parks in South Wales at present”.
Henry Best of Jenkins Best said: “We are now seeking occupiers for the remaining ground floor unit of 1,500 sq ft and ground floor office in building 102 extending to 5,000 sq ft where we can accommodate occupiers from 250 sq ft.”
